Terms of Service

The service

Perfect10 Digital designs, builds, hosts and maintains a direct-booking website for your vacation rental, and handles changes you request (“the Service”). A free preview carries no obligation. The Service begins when you accept your quote and pay.

Fees and billing

The Service has a one-time setup fee and a recurring monthly fee per property, shown on our pricing page or in your quote (currently from $290 setup and $59/month for launch pricing). The price you start at stays the same for as long as you stay. Fees are charged through Stripe. Setup fees are non-refundable once your site is delivered; the monthly fee can be cancelled at any time and takes effect at the end of the paid month.

What you own

• You own your domain, your photos, your words, your guest information and your booking-software and payment accounts.
• Guest payments go to your own payment account. We do not hold or move guest funds.
• We own the website templates, code and design systems we use to build and run your site, and grant you the right to use your finished site for as long as you are a client. If you leave, we will provide your site as a file on request, for you to host elsewhere.

Your content and our credit

You confirm you have the right to use the photos and text you give us or that we take from your public listing. You allow us to display your site, name and property in our portfolio and marketing, and to include a small “Site by Perfect10 Digital” credit linking to us on sites we launch for you after these terms take effect. Ask us in writing and we will remove either.

Changes

Request changes by text or email. We aim to complete reasonable requests within one business day. We may limit requests to a fair volume (about four per month) and quote separately for large redesigns.

Booking platforms and the law

You are responsible for following the rules of any platform you list on (including Airbnb and Vrbo), your local short-term rental laws, lodging taxes, your cancellation and refund policies, and your agreements with guests. We provide tools; we are not a party to your bookings and do not give legal or tax advice.

Availability and accuracy

Calendars synced from other platforms can lag and are not guaranteed to be real-time. Booking requests are requests, not confirmed bookings, until you accept them. Price estimates shown to guests are estimates.

Acceptable use

You will not use the Service for anything unlawful, misleading or harmful. We may suspend a site that does.

Cancellation

You can cancel the monthly fee at any time. After cancellation your site may be taken offline at the end of the paid period. We may end the Service for non-payment or breach of these terms with notice.

Liability

The Service is provided “as is.” To the extent the law allows, we are not liable for lost bookings, lost revenue or indirect damages, and our total liability for any claim is limited to the fees you paid us in the three months before it arose.
